Standard Flooring System BOMs
Eleven engineered flooring systems, each with a complete Bill of Quantities.
Every floor is unique. Successful flooring systems are not created by selecting a product alone, but by understanding the condition of the existing substrate, the intended service environment and the performance expected from the finished floor.
The MR. JO Engineering Standards therefore provide modular engineering work items that allow complete flooring systems to be assembled based on actual site conditions. This provides flexibility while maintaining consistency in engineering practice, ensuring that every flooring specification rests on sound technical judgement rather than a standard product recommendation.
The objective is not simply to specify more epoxy. The objective is to specify the right engineering solution.
How to Use These Standards
Each of the eleven system pages below is self-contained. It sets out what the system is, how it is built layer by layer, and the complete schedule of BOQ clauses required to specify it – with every clause description reproduced in full, together with its unit of measurement. A page can therefore be issued on its own as a tender specification or engineering proposal without reference to any other document.
Within each page, sections marked with more than one clause require a selection based on the actual condition of the floor. Surface preparation, concrete repairs and primer selection are always condition-led; topcoat and screed selections are always duty-led.

The Clause Library Behind Every System
All eleven systems are assembled from a single library of modular work items, arranged in the sequence normally followed during construction. Each clause represents a measurable activity and names the recommended MR. JO product together with the intended engineering outcome.
- A – Surface Preparation: four clauses covering diamond grinding, captive shot blasting, removal of existing coatings and contamination, and acid etching where specifically approved.
- B – Concrete Repairs: minor surface repairs and edge repairs usingMR. JO Tecseal CRP, plus a four-part structural crack injection sequence usingMR. JO Tecseal Inject LVC.
- C – Primers:MR. JO Eco Primer P50ifor sound dry concrete,Eco Primer UPSfor damp substrates, andPrimer ASfor conductive systems.
- D – Underlays & Screeds: 2 mm flowable epoxy underlay, 5 mm tampable epoxy screed, and 5 mm chemical-resistant epoxy screed.
- E – Topcoats: eleven clauses spanning high-build coatings, self-levelling floors, chemical-resistant, conductive and waterproofing finishes for both floors and walls.
- F – Finishing & Ancillary Works: copper grid installation, clear epoxy sealing coat, seamless epoxy coving in three profiles, and epoxy line marking in three widths.
Ask MR. JO
For assistance in selecting the appropriate flooring system, adapting these clauses to your site conditions or developing a complete flooring specification, ask MR. JO. We will help you choose a flooring system based on what your floor is expected to do, not simply on product names, thickness or budget.
